In legal proceedings for example, once a valuation report has been submitted it is likely to be subjected to intense scrutiny from opposing parties with the intent of discrediting the work and causing it to be removed from consideration. A report containing deficiencies or errors could be deemed unreliable by a judge or jury and discarded in favor of a report provided by an opposing party.     What if my appraiser is called to testify in court?

    In legal proceedings, the appraiser may be called as an expert witness to assist the court in understanding the valuation work submitted in the case. The opposing attorney typically attempts to discredit the expert witness’s work on the bases the appraiser is not qualified or the appraiser’s work is substandard with the hope of causing the court to discard the appraiser’s findings and testimony.

    An appraiser who is not experienced, or whose work contains deficiencies or is substandard will not be capable of credibly demonstrating that his/her work is proper, fair and reliable. This could increase the opposing attorney’s chances of convincing the court that decisions in the case ought to be based upon the valuation work submitted by the opposing side’s chosen appraiser, perhaps resulting in significant losses to you.
